What W.B.T Provides

motel management agreement /
  • Under contract a competent, professional manager or management couple who would reside on site and be responsible for totally managing the property.
  • Management supervision by someone from our Company who would visit the property on a regular basis to ensure Company standards and property objectives are satisfactorily met, and for discussion with owners.
  • A simple basic document setting out the main points of our agreement and all essential items, including for example that managers must:
  • Devote all due care, skill and attention in operating the business.
  • Strictly observe all acts, regulations and by-laws applicable to the premises and business.
  • Account to W.B.T. and the owner for all monies received and expended.
  • Generally manage the property in a professional and efficient manner.
  • A dot-point operational plan based in part upon current trading figures. For hotels/motels, this plan would be heavily marketing oriented, targeting specific segments of the business, eg accommodation, restaurant, conferencing, functions, weddings, etc.
  • For caravan parks, similar targeting, but oriented toward the traveling public emphasizing cabin facilities, on-site vans and powered sites, plus facilities available for the spectrum of guests, ie from Families with children to elderly couples, including those wanting long term accommodation.
  • Monthly and annual budgets and (if required) a profit and loss statement produced from the ‘back office’ statements and records, comparing actual figures against budget and the previous year (where previous year’s figures are available), together with a written report summarizing the main points. Alternatively, owners may prefer their own Accountants to do all of this.
